How to Lease Your Montreal Unit in the Off-Season

In Montreal, most leases start on July 1. When a unit comes free in October or February, many owners worry it will sit empty until summer. In our experience it doesn't have to.

The people looking for an apartment in the fall and winter are usually serious. They are starting a new job, beginning a semester, relocating for work or arriving in the city. There are fewer of them than in June, but they are ready to sign.

The first thing that matters is price. Off-season renters compare carefully because there are fewer listings to choose from, so look at what similar units in your neighbourhood are asking right now and stay within that range. A month of vacancy almost always costs more than a small adjustment. If you would rather not touch the rent, a reduced first month or a free parking spot for a few months can be enough to stand out. Another option many owners like is a lease that starts now and ends on June 30, which brings the unit back into the July cycle.

The listing itself has to do a lot of the work. Most renters build their shortlist on their phone before they go out in the cold, so take photos in daylight with the lights on, start with the living room, and add a floor plan if you have one. Say clearly what is included: heating, hot water, appliances, laundry, parking, pets. Put it in French and in English. In Montreal, that alone reaches a lot more people.

Winter renters also have practical questions. Is heating included? Who clears the snow? Is there indoor parking? Can I book the elevator for a move in January? Answering these in the listing saves you visits that go nowhere.

Then speed. Someone looking in October is often visiting several places the same week, and the owner who answers within the hour and offers an evening or weekend visit is often the one who signs.

Finally, screen every applicant the same way: identity, proof of income, references from previous landlords and a credit check with their written consent. Use the TAL lease form, fill in section G with the lowest rent paid in the past twelve months, and remember that in Quebec you cannot ask for a security deposit, only the first month's rent in advance. This is general information, not legal advice; the TAL website is the best reference for specific situations.

An off-season vacancy is not a lost season. With the right price, a clear listing and quick follow-up, most units lease well before July.
